    THE REAL ESTATE BUYING PROCESS IN THAILAND - BUYING CONDOS BANGKOK

    The buying process could not be simpler with GoldenGate. Just contact us with your requirements if you do not see anything suitable on our website. Our website contains Bangkok condos, apartments, houses and townhouses for sale.When you have decided on a property we will put your offer to the seller both verbally and in writing.
    Bangkok condos are simpler to buy than other property in Bangkok as there are no restrictions for foreigners in buying condos apart from the 49% quota limit in any particular registered condominium building. The contract will contain all the details about the transaction such as taxes, transfer fees, service charges and terms of payment and what is included in the sale.
    Once signed, both parties are committed to the deal and the buyer will pay a holding deposit to the seller to secure the property.
    The buyer, seller and a legal advisor will go to the Land Department on the agreed settlement date for the seller to transfer the Title Deeds and the buyer to pay the outstanding monies. The keys are then handed over and the deal is finalized.

    A note for Foreigners wanting to buy Bangkok condos:
    When you have found the condominium that you want to buy
    Ensure that the foreign quota has not been exceeded. i.e. that less than 49% of the condominium unit space is owned by foreigners. The building’s Juristic Person will provide a letter to this effect which must be dated less than one week before the transfer date.
    Make sure that the funds for the purchase of Bangkok condos have been sent from a bank outside of Thailand from an account in the buyer’s name. The transfer of money must be marked ‘For the purpose of purchasing a Condominium’ or ‘For the purpose of purchasing property’. This will help if in the future the funds from the sale of the *Bangkok condos* need to be repatriated to your home country.
